Daylight, Simply Done

Fixed Skylights West Auckland

A fixed skylight does one job and does it well: it lets daylight into a room through the roof. With no opening sash, hinges or motors, there are fewer parts to wear out and fewer joints for water to find, which makes fixed skylights in West Auckland a sensible choice for our wet climate. They suit hallways, stairwells, open-plan living areas and any room that already has decent ventilation from windows or extraction.

We supply and install fixed skylights in a range of sizes to fit between rafters or trusses, on pitched steel and tile roofs as well as low-pitch membrane roofs with a raised upstand. Flat-glass units have largely replaced the old acrylic domes, giving clearer light, a lower profile on the roof and much better thermal performance. Our full skylight installation service covers the framing, flashing and interior lining.

If you are deciding between a fixed and an opening unit, think about moisture. Living areas and hallways rarely need roof-level ventilation, so a fixed skylight is usually the most cost-effective option there. Bathrooms, kitchens and laundries are different, and an opening skylight is often worth the extra cost. We will help you choose room by room, based on how each space is actually used.

What We Offer

Fixed Skylight Services in West Auckland

Fixed skylights sized, glazed and flashed to suit your room and roof.

01

Flat-Glass Fixed Skylights

Modern flat-glass units sit low on the roof and give clear, undistorted light. Double glazing is standard on the units we recommend, with low-E coatings available to cut heat loss in winter and reduce glare and heat gain on north-facing slopes.

02

Low-Pitch and Flat Roof Units

Membrane and low-pitch roofs need a skylight on a raised upstand so it sits well above any ponding water. We fit fixed units designed for low slopes, with the membrane dressed up the upstand and sealed for a durable, weathertight finish.

03

Multiple Skylights in a Row

Long hallways and large living spaces often look best with two or three smaller skylights evenly spaced rather than one large one. We set them out so they align with each other and with the room below, and flash each one individually.

04

Glazing Options for Comfort

Choose from clear, tinted, obscured or laminated glazing depending on the room. Tinted glass helps where afternoon sun is harsh, obscured glass adds privacy in ensuites, and laminated glass adds a margin of safety where people walk underneath.

05

Blinds and Light Control

Fixed skylights can be paired with blackout or light-filtering blinds, including remote or solar-powered options for skylights out of reach. They are useful in bedrooms and media rooms, or anywhere you want the option of a darker room.

06

Straight or Splayed Light Shafts

A splayed shaft, wider at the ceiling than at the roof, spreads light further across the room from the same size skylight. We frame, insulate and line the shaft to suit the ceiling space and the effect you are after.

Choosing the Right Fixed Skylight

Size and orientation do most of the work. A skylight on a north-facing slope collects more sun and warmth, which is welcome in a cold south-side hallway but can overheat a sunroom. South-facing slopes deliver softer, more even light all day. As a rough guide, a modest skylight in a hallway or bathroom makes a big difference, while living areas benefit from larger units or several smaller ones.

Glazing is the next decision. Double glazing helps meet the energy efficiency expectations of NZ Building Code clause H1 and keeps the inner pane warmer, which reduces condensation. Low-E coatings improve that further. We will talk through these choices with you on site, looking at your actual roof and room rather than a catalogue.

Why Choose Fixed Skylights West Auckland

Fewer Moving Parts, Fewer Problems

Fixed skylights have no hinges, motors or opening seals to fail, which makes them one of the most reliable ways to bring light into a home exposed to West Auckland's regular rain.

Light Where You Need It

We plan skylight size, position and shaft shape around how the room is used, so light lands on the kitchen bench, stair treads or living area rather than an empty corner.

Better Thermal Performance

The double-glazed, low-E units we recommend lose far less heat than older domes and single-glazed skylights, helping keep rooms warmer in winter and reducing condensation on the inside of the glass.

Suited to Any Roof Type

We install fixed skylights on long-run steel, concrete and clay tile, and membrane roofs, using flashing details that match each profile so the finished unit integrates neatly with the roofing.

Cost-Effective Natural Light

For most living spaces and hallways, a fixed skylight delivers the most daylight per dollar. You are paying for glass and light, not mechanisms you may never need in that room.

Installed to One Standard

Our licensed and insured roofers install every fixed skylight to the same careful standard, and each job is backed by our workmanship guarantee for peace of mind long after the job is done.

Common Questions

Frequently Asked Questions

Answers to the questions West Auckland homeowners ask us most about fixed skylights.

Are fixed skylights less likely to leak than opening ones?

With fewer joints and no opening sash, fixed skylights do have fewer potential leak points. That said, a properly installed opening skylight should also stay dry. The flashing and installation quality matter more than whether the unit opens.

Can a fixed skylight be cleaned easily?

The outside is mostly cleaned by rain, especially on steeper roofs, though low-pitch units and those under trees benefit from an occasional wash. The inside can be cleaned with a long-handled squeegee. We can include skylight cleaning in a maintenance visit.

What size fixed skylight should I choose?

It depends on the room size, ceiling height and roof orientation. Hallways and bathrooms often need only a small unit, while open-plan spaces may need a larger one or several. We measure and recommend sizes that fit between your existing framing.

Can I add a blind to a fixed skylight later?

Usually, yes, as long as the skylight model has compatible blinds available. It is easier to plan for them at installation, especially for powered blinds that need wiring or a solar panel. We can advise on options when we quote.

Do fixed skylights help with heating?

On north-facing slopes they can add some passive solar warmth during the day. At night, glazing loses more heat than an insulated ceiling, which is why we recommend double-glazed, low-E units. Blinds also help retain heat on winter evenings.
